These events often have a much bigger impact on your life than expected. A change of rural –urban boundary through plan change is a typical example. If you have a property within the line, the plan change may result in a significant increase of your property value. However, it also means a significant rate increase is on the way, even if you have no intention to subdivide the land and would like to keep the property as it is. The situation can be even more complicated if your property is located just outside of the line. What will the plan change cost you? What are the justifications if you would like to argue otherwise?
In some cases, you will be identified as an affected party and will be contacted by the Council or developer. In other cases, the Council publishes the proposed policies or plans changes and calls for submissions. Have you acted accordingly to ensure that your interests are protected?
